Programming

Through discussions, questionnaires, and or review of design checklists, I determine the customer’s wants and needs as they pertain to the new home. Architectural styles, finishes, spatial requirements, views, solar orientation, heating and cooling systems, and specifics about fixtures and equipment can all be addressed

Preliminary Design

Using the information gleaned during the programming step, concept sketches that you provide, any other supporting information, and the requirements of the local planning and zoning codes, I’ll design the home. When complete, I’ll present you with the floor plans and exterior elevations for review. You can mark them up with comments or sketches, or we can discuss changes necessary to bring the design into close conformance with the expectations. From these discussions or comments I’ll finalize the floor plans and elevations for approval.

Design Development

From the approved preliminary plans I’ll dig into the construction and design details. At this stage the method of framing and sizing of structural members (if necessary) is accomplished. Compliance with the Building Code is verified. Interior and exterior detail not addressed during the preliminary stage is nailed down in anticipation of the final step.

Working Drawings

The construction documents are prepared. The final plans will be suitable for submittal to the local building department for obtaining a building permit and will have the detail and dimensions necessary for construction. Energy calculations using the Department of Energy’s ResCheck software are included to show compliance with the International Energy Conservation Code.
